Our clients are home owners, schools, builders and developers etc and we have the expertise and capability to work at all scales. from simple school extensions though to large housing developments.
We have developed an accessible, client friendly approach to engaging an architect: be that full-service (from initial designs right through to build and snagging) or simply design through to planning permission and handover to your build team.
Our architects encourage collaboration and our designs are the outcome of this conversation: the perfect mix of client desire, married with architectural know-how.
Over the years we have assembled a core list of recommended builders, consultants and suppliers which our clients readily benefit from at every stage throughout their project.
We are based in Croydon and work throughout London, the Home Counties and sometimes further afield.
Our design process and service offering has been finely honed in response to the specific needs of our clients.
We provide a full architectural service broken down into 5 clear stages. These stages are based on the ‘RIBA Plan of Work 2013’ – the definitive UK model for the building design and construction process. We tailor the content and output of each stage to meet the requirements of individual projects.
Our service includes coordinating the input of our established network of consultants for example: Structural Engineers, Planning consultants, Arboricultural Specialists, Building Control Companies and Interior Designers.
In the main, we are able to quote on a fixed fee basis – we find that clients like the certainty this gives and helps to reduce possible anxiety about spiralling costs. Our quotes clearly explain what is and what isn’t included in each of the work stages. We also give an indication of additional third party costs.
Our 5 stages of service are:
Stage 0: Getting Started
Site visit, Initial Brief development, Quote
Stage 1: Design
Brief development, Measured survey, Desktop research, Design and Planning Issue Drawings
Stage 2: Planning Permission
Planning Application Submission
Stage 3: Preparing to Build
Developed Design, Structural Calculations and Building Regulations Submission
Stage 4: Build Support
Working Drawings, Site visits, Interior Design
The first part of the process in any building project is to ensure that all planning requirements are satisfied. The architect will draw up the initial concept plans to show exactly what you propose to do. After completing the concept drawings we will discuss the proposals with the local planning authority to determine what planning approvals will be required and then make the planning application for you.
The second part of the process in a building project is to obtain building control approval. This is a separate process from planning permission and is needed to make sure that your building satisfies Building Regulations. The architect draws up further detailed plans and specifications showing all of the technical and construction details of your project.
The build stage of any project will only run efficiently if the contractor has good information, we manage this process to ensure successful construction. We are able to deliver creative designs whilst achieving what the client desires and to budget whilst navigating local authority rules and regulations..
